Radian offers Intermediate Rent or Discounted Rent. Homes available may be brand new or re-lets, with monthly rental costs charged at 20% less than an equivalent privately rented property.
By benefiting from a discounted rent, you are expected to save towards buying a home in the future.

Who can apply?
Discounted rental options
You may be eligible for Rent to Buy and Intermediate Rent if you have a household income of less than £80,000 and are not currently a home owner. You must also be registered with the local Help to Buy Agent.
The scheme is available to anyone, not just people in specific occupations or people under 30! As long as you meet the other eligibility and affordability criteria as mentioned in this guide, anyone can apply.
For all properties, serving MOD personnel, some ex-MOD personnel and bereaved partners will have priority to rent with the scheme. This means this priority group will have an opportunity to reserve a home first, however all Rent to Buy and Intermediate Rent homes are offered on a first come first served basis, unless stated otherwise.
An affordability test will be used to check you can afford the monthly rental payments, whilst taking in to consideration living costs such as utilities bills and other expenditures.
You must also demonstrate the ability to save towards a deposit whilst benefitting from a lower monthly rent, enabling you to buy a share in the home later on if you are renting on a Rent to Buy basis, or enter into home ownership with another property later on.

What are the costs?
Fees will include a non-refundable £180 for the first applicant and £60 for additional applicants. These fees are for referencing, an admin fee and an inventory. The referencing will be carried out by Experian and will include a credit check, employment reference and landlord reference.
You will also be required to pay a security deposit, the equivalent to one month’s rent, and depending on your move in date, a holding deposit of £250.
If you are required to pay a holding deposit, this will be deducted from the security deposit total.
Your monthly rent will be paid in advance by direct debit. Your Lettings Officer will be able to inform you of the exact cost, depending on the date you move in.
Other costs may include moving costs, and setting up other direct debits.
What homes are available to rent?
The majority of Radian Homes’ properties available to rent are 1 and 2 bedroomed apartments or houses, however on occasion we may have a 3 bedroom home to rent.
Homes are available across Radian’s geography, including in city centres and town suburbs.
All homes are offered on a first come first served basis unless stated otherwise.
For some homes, a local authority (council) may state that a rental property must be let to people with a local connection to the area. This means that some homes will still be prioritised for both MOD personnel and local people before offering it to an applicant that has no connection (ie. living and/or working within that local authority area). If this is the case, Radian Homes will clearly mark our website listings and all other marketing stating this. However if you are unsure, please do not hesitate to get in touch with us to check.
There is no limitation on the number of bedrooms a home has that you can apply for.
Previously, you could only apply for a home with one bedroom more than you currently required, for example, a single person or couple could only apply for a one or two bedroom home. As of 4th January 2016 you are now able to rent any home regardless of size, as long as it is affordable for you and you meet our affordablity/credit checks and do not exceed the maximum occupancy of a home.
Selecting your new home
At Radian Homes we will give you all the accurate and important information you need, from our marketing to our information for you to take away to make an informed decision about renting your new home. This will cover rent and deposit, key features, minimum income requirements, credit reference fees, and a draft tenancy agreement.
Please make sure you understand all of the information you receive relating to your new home, but please do ask any questions you may have prior to deciding which home to rent.
Who does the repairs?
Radian, as your landlord, will look after the repairs to the property and you can report these to us on 0300 123 1 567.
Renting your new home
Once you have chosen your new home we will make sure to keep you involved and up to date on the progress of your future home.
We are committed to ensuring our tenancy contract of lettings terms and conditions will be clear and fair.
We will also explain how we will protect your financial deposit. At this stage in the process you will need to organise a number of practical details. These include being in a position to move into the property on an agreed move date, and have the necessary funds available.
We will offer you an initial viewing and, time permitting, an opportunity to measure up after you have reserved the property.
Always make an appointment with your Lettings Officer. Never attempt to visit the property without permission.
Preparing for your move
To help you prepare for your move, we will update you on your tenancy start, the rent and deposit due and arrange a time for your Lettings Officer to meet you at the property to hand over the keys. All persons named on the tenancy agreement must attend the handover meeting.
We will also help you understand all the necessary steps when it comes to moving home and can provide you with professional advice and helpful assistance.
