Who can apply?
Market Rent properties are available to everyone, subject to a credit check and references, and are allocated on a first come first served basis.

Please note Radian operates a No Pets policy.
What are the costs?
Fees will include a non-refundable £180 for the first applicant and £60 for additional applicants. These fees are for referencing, an admin fee and an inventory. The referencing will be carried out by Experian and will include a credit check, employment reference and landlord reference.
You may have to pay a holding deposit of £250, depending on when you intend to move in. You will also have to pay a security deposit, the equivalent to one month’s rent, on the day you receive the keys to your new home.
If you are required to pay a holding deposit, this will be deducted from the security deposit total.
Your monthly rent will be paid in advance by direct debit. Your Lettings Advisor will be able to inform you of the exact cost, depending on the date you move in.
Who does the repairs?
Radian, as your landlord, will look after the repairs to the property and you can report these to us on 0300 123 1 567.
Selecting your new home
At Radian we will give you all the accurate and important information you need, from our marketing to our information for you to take away to make an informed decision about renting your new home. This will cover rent and deposit, key features, minimum income requirements, credit reference fees, and a draft tenancy agreement.
Please make sure you understand all of the information you receive relating to your new home, but please do ask any questions you may have prior to deciding which home to rent.
Renting your new home
Once you have chosen your new home we will make sure to keep you involved and up to date on the progress of your future home.
We are committed to ensuring our tenancy contract of lettings terms and conditions will be clear and fair.
We will also explain how we will protect your financial deposit. At this stage in the process you will need to organise a number of practical details. These include being in a position to move into the property on an agreed move date, and have the necessary funds available.
We will do our best to try and arrange viewings whilst the build of your new home is still in progress. Ensuring your safety at all times is our priority so it may not always be possible at certain stages of the build. We will inform you of the appropriate health and safety precautions that we and you must be aware of before visiting a development site.

We will offer you an initial viewing and, time permitting, an opportunity to measure up after you have reserved the property.

Preparing for your move
To help you prepare for your move, we will update you on your tenancy start, the rent and deposit due and arrange a time for your Lettings Advisor to meet you at the property to hand over the keys. All persons named on the tenancy agreement must attend the handover meeting.
We will also help you understand all the necessary steps when it comes to moving home and can provide you with professional advice and helpful assistance.

When it comes to your moving in day, we’ll be there to welcome you and make sure that your new home is ready for you to move straight in, hitch-free.
Together we’ll complete a handover checklist, and review the property inventory. We will show you where your utility meters are located and ensure they they are accurately read.
